Pest control in San Luis
San Luis has been building fast on ground that was farmed until recently. That combination — disturbed agricultural soil plus new construction — produces a pest picture that surprises people who expected a new house to be a clean slate.

This is the point worth internalising. Production building is fast, and the gaps that let scorpions in are almost always the same few, on houses of every age:
- The garage slab is never dead flat, so the door seal bridges high spots. Nearly every new house in the county has daylight under the garage door somewhere.
- Penetrations for AC line sets, hose bibbs and conduit get drilled oversize and rarely get sealed properly behind the escutcheon.
- Weep holes are open by design, and they should stay open — but they need screening.
- Block walls go up fast and cap joints are frequently incomplete.
None of this is a defect you can complain to the builder about. It is normal construction, and it is why a two-year-old house can have the same indoor scorpion count as a forty-year-old one.
Disturbed ground
When farmland is graded for housing, the insect populations that lived in it do not vanish; they redistribute into whatever cover is left, which is the new landscaping and the fresh block walls. The first two or three years on a new San Luis subdivision often run hotter for crickets, roaches and the scorpions that follow them than the same street will a decade later.
Termites deserve attention here
Desert subterranean termites are widespread across southwestern Arizona, and new slab construction on former agricultural soil is squarely in their territory. Many builders apply a pre-construction soil treatment, and its effective life is limited — typically years, not decades. If your house is coming up on five years and you have never had it looked at, that is a worthwhile inspection. What to look for is here.
Working across the line
San Luis sits on the border, and plenty of households have property on both sides. Note that Arizona licensing does not travel: an Arizona-licensed applicator cannot treat a property in Mexico, and vice versa. Anyone who tells you otherwise is not someone to hand your keys to.
